07:13 pm Oh yes!!! The house that I want has dropped another $20 thousand dollars!!! Bringing the total down $200 thousand from the original asking price. Come to mama!! But of course they are trying to lie in the ad and say that it was originally $848 thou. Wrong! I have been tracking this one for close to a year now. It was $919 to start! No one has ever lived in it. Looks like a novice builder/flipper is getting flipped himself…

Still out of my range, but getting closer and closer!! The only down fall to the place is it is hanging off the side of a cliff, though you can’t see it in the pictures. It is a two-story house… the living room, kitchen, and garages are upstairs and since the base of the house goes down the cliff, the 3 bedrooms and master bath are downstairs. Cool huh! Though I don’t know about that cliff. Looks like a giant sand dune to me, but the city allowed a building permit, so… I don’t know. Some of these house’s in the hills look like they are suspended in thin air. This is earthquake country you have to remember. Though we have been dormant for what 15 years now since Northridge… we still sit on the “ring of Fire”. And while buying a home I have to keep that in mind. Don’t want to slide down a hill in the middle of the night.

10:09 am *just breathe* I have 5 real estate appointments on Saturday morning and two birthday parties on Sat afternoon. I am looking at 2 condo’s and 3 town houses. I am not really thrilled with the condo or town house idea, but I will go to give it a fair chance and to learn a bit about the choices. All of them are 3 bedroom 2 bath Price range from $315 thousand to $405 thousand. All in Northridge. I know nothing about Northridge so I am about to get a crash course on the subject. That would be about an hour and 15 minute drive to work and same time back a day. That is do able. On a good day. Bad day may be closer to two hours. But I don’t want to live in South Central so what choice do I have. The prices are still coming down. 6 months ago there was no such thing as a 3 bedroom 2 bath for $315! So yay. But yeah. *Chokes* I will make it happen. *Waves a magic wand*

04:53 pm Prices falling in Los Angeles Patience may be a money-saving virtue for Los Angeles-area home buyers, according to an article published by the Los Angeles Times. Home buyers who wait out the market could stand to profit, with home prices forecasted by one real-estate professional to drop 2% to 3% yearly for the next three to five years, the newspaper reports. "Prices are going to be a little weaker a year from now, and there'll be more listings and more choices," one real-estate professional is quoted as saying. The median home price dropped from $493,000 in June to $492,000 in July, and the number of residential properties sold was down 27% in July from the year before, the article says. Yet, the Times cautions that timing the market for when it hits rock-bottom could be tricky, and could result in missed-out real-estate deals. 08:58 am Today I am going to an open house. And my usual run a few errands, Saturday drive around town. =D I have to get BBQ stuff for Labor day. I need to make a menu. Alex will be worried if there is no menu…*Laughs*.

11:02 am - Things and stuff… So there was another shooting in the ol’ neighborhood last night. This time it was the Chinese. It happened down the street from us, but we heard the gun shots from the living room and then soon after the helicopters and police were all over it. It appeared to be teenagers. Probably Asian gang or some mad boyfriend shot up their house. It never ends. Everyone in the neighborhood was out watching the whole show. You know it’s really sad when you have to teach your kids to hit the floor when you hear loud banging noises. We are up to two shooting in less then one year.
I did get some good news, I got pre approved for a jumbo loan to buy a house. $450 thousand dollars! Woot! And the real estate prices are starting to tumble faster then expected. I am seeing some house reduced by $100K and they are throwing in plasma tv’s, cars and the like. Nice.
Sandy should be landing at Burbank airport soon, I can’t wait to see her, I haven’t seen her since my birthday in March, (she lives in San Francisco).
And this weekend is the Sunset Junction which is a huge east Hollywood street fair. I am thinking about going. The Cramps are supposed to play it.

04:44 pm - The great LA house search…. So we went to a couple of open house’s today and hopefully this will be something we will be doing a lot lately. For right now we are looking at places and watching the market go down a bit. We are getting familiar with the process and Alex is saying he wants me to take a real estate class just for the purpose of doing it all ourselves, I am not interested in selling property. I am thinking about that, but in the mean time, the thoughts are in action and I will be keeping records and track of prices here.
There are a few requirements for our “dream house”. Must have … 1st and for most the price must be fair. Not from a flipper. 3 – 4 bedrooms 1-2 bath Close to schools- elementary, middle, and high school Must be close to a library Must have a front and back yard, does not have to be too big. Not to ghetto, not to much graffiti (it’s sad that I have to add that but it is part of living in LA) Relatively quite neighborhood. Off street parking would be a plus. Must have a working permitted fireplace. All rooms must be permits. A view of the Hollywood sign is a plus. A view of downtown is a plus. A view of both and affordable would be the ultimate! Close to Hollywood and downtown a plus. Close to a freeway entrance.
